Energy Performance Certificate (EPC), what it is, and what is involved to obtain an EPC.

Energy Performance Certificates, or EPC for short, provide a rating on a property. The rating is between A-G and is scaled on points, based on how efficient the house is. Various components which effect the points are, Heat loss walls, party walls, wall insulation, floor insulation, low energy lighting, solar panels, boiler type and efficiency, heating controls, roof insulation and more.

Energy Performance Certificates were introduced in 2007 and are now a legal requirement for a property to be sold, or let.

EPC’s are then valid for 10 years.

If you are letting a property the minimum rating is an ‘E’. If this is not achieved recommendations will be made as to what changes will help to improve the EPC to a higher level.

Our Domestic Energy Assessor will attend the property for the assessment. EPC assessments usually take between 20-40 minutes while the assessor takes details of the property. The EPC is then lodged on the government website within 24 hours of the completed assessment.
